Councillor Stephen Holyday invites residents of Etobicoke Centre to learn more about the Sixplex proposal, and other recent and upcoming development rule changes. It is your opportunity to ask questions and provide your comments directly to the Councillor before the decision is made by City Council.
If approved, Sixplexes could result in permanent and impactful changes to the community and available housing. These are in addition to the effects of related upcoming or completed rule changes including: fourplexes, parking, retail in neighbourhoods, apartments & townhouses on major streets, mid-rise on avenues, development near transit, and garden suites.

Councillor Morley is requesting feedback from Ward 3 - Etobicoke Lakeshore residents on basement flooding prevention.

Starting in April the speed limit for the residential streets will now be 30 KM.
The City will no longer be putting a sign on every individual street within a designated area, only the entry and exit points, only at neighbourhood gateway points or entry and exit points, to/from local roads to roads with a higher speed limit.
With this new style of signage placement, residents may initially feel there is a deficiency of signage but the intent is to eventually get to a point where gateway entrance and exit sign placement is consistent across the city and the nature and look of our local roads will make it clear that the speed limit is always 30 km/h on local roads.

The City has identified five bridges at the Gardiner Expressway, which serve Etobicoke residents, that will soon begin critical construction work to ensure they remain in a state of good repair. This is part of the next stage of the Gardiner Expressway Strategic Rehabilitation Plan.

Toronto Seniors' Strategy Survey: Seeking input on the priorities of seniors in Toronto
The City of Toronto is seeking input to understand the priorities of seniors and older adults to inform the development of the next Toronto Seniors' Strategy.
Toronto’s senior population is growing and increasingly diverse. Building on the first and second Toronto Seniors' Strategies, the third Toronto Seniors' Strategy will continue to develop and adapt municipal (local) programs, policies, and strategic initiatives delivered by the City of Toronto to better support seniors.

On Feb 6 2025 the City held a public consultation session to inform the community about the plans and proposed changes to 'Block 3' of the Bloor Kipling development.
Of particular note is the proposal to increase the height of one building from 30 storeys to 42 storeys. This would increase the number of units from 491 to 698.

Two Fourplexes Proposed for 1090 Kipling Ave
A proposal has been submitted to build two fourplexes [total of eight units] at 1090 Kipling Ave. This development would replace the current single unit dwelling.
Due to a combination of minor variances, including reducing side and back setbacks, and height of first floor, on July 18th 2024 the Committee of Adjustment refused this development proposal.
Subsequently the Developer submitted an appeal to the Toronto Local Appeals Board [TLAB]. That hearing occurred on Nov 14, 2024, with the developer once again being denied. The developer has subsequently appealed this decision. No date is known for a decision on this latest appeal.

The IRRA has received word that the property owner of 1006 and 1008 Kipling Ave is considering submitting a Zoning Review Application as the first step toward building a 7 storey, 46 residential unit apartment building.
