Experience has demonstrated that contacting City Staff and Political Representatives does impact decisions.
The Major Street Study is part of the Expanding Housing Options in Neighbourhoods initiative, which aims to bring more housing to Toronto’s low-rise neighbourhoods. This study proposes to permit gentle intensification of residential units in areas designated Neighbourhoods by the Official Plan, along major streets as shown on Map 3 of the Official Plan.

Please see the map at bottom of page for the streets deemed as 'major' in our neighbourhood. Our apologies for the poor quality of the map, and potential errors. It is the map the City has provided as part of their study.
Note: This is a City wide initiative so neighbourhoods across the entire City could be impacted.
If approved, this means that developers could build a 6 storey [30 unit] slab style apartment complex along streets such as: Bloor; Burnhamthorpe; Islington; Kipling and Renforth.
Furthermore, these complexes would have very short set back requirements just 7.5 metres in back and 1.8 metres at the side.
This means that if your residence backs onto a property facing one of these major streets you could have a multi unit housing complex within 25 feet of your back fence.
If you live on one of these major streets, in the future a 6 storey apartment building could be built within 6 feet of your side property line.
Finally, if you live on a street that runs parallel to a 'major street' then the developer could purchase the lot behind the major street lot and extend the complex into the neighbourhood.
All of these concerns and we have not even touched on traffic! Specifically how people will enter/exit property, parking availability and increased traffic along neighbourhood streets.
